These terms govern your use of this website and summarise how our sourcing fees work. They are not the sourcing agreement itself — the full agreement is provided to you privately once you are qualified, and it governs any work we do together.

Part A — Using this website

No advice

Kestrel Sourcing provides a property finding service. Nothing on this website is financial, investment, tax, mortgage or legal advice, or a personal recommendation to make any particular investment. All figures shown — including any ROI, profit or yield — are projections and targets based on stated assumptions; they are not guarantees. The value of property can fall as well as rise. Always take independent professional advice before investing.

Accuracy

We prepare our material in good faith, but we do not warrant the accuracy of third-party information (such as agent particulars, portal listings or vendor statements). You must carry out your own due diligence.

Intellectual property & acceptable use

The content, branding and layout of this site belong to us and may not be copied or reused without permission. You agree not to misuse the site or attempt to disrupt it.

Liability & law

To the extent permitted by law, we are not liable for loss arising from reliance on website content. Nothing excludes liability that cannot lawfully be excluded. These terms are governed by the law of England and Wales.

Part B — How our fees work

When you engage us to source a Deal, our fee is set from the projected return on investment (ROI) evidenced in the deal pack you receive:

The fee is based on the projected figures you accept in the deal pack and does not change with your actual returns. Full terms, including your cancellation rights, are set out in the sourcing agreement provided before you commit.
